Annelise is the person you want on your team when a real estate deal feels too complex to untangle. A school finance expert with nearly 15 years of experience, she’s helped school and non-profit leaders take complex projects from “we’re not sure how” to “we closed.”

She has helped close over $420 million of Qualified School Construction Bonds, Qualified Zone Academy Bonds and New Markets Tax Credits and over $780 million of related debt, and refinancings, including project management support on tax exempt and taxable bond issuances for charter schools and non-profit organizations.

This work includes supporting everything from early-stage feasibility to term sheets and closing to post-closing compliance and phone calls 7 years later. She founded Hudson Clinton Consulting in 2016 and prior to that worked at Two9Three Consulting and the Robin Hood Foundation, where she managed a portfolio of education grants focused primarily on charter schools and college access.

Annelise brings steadiness, clarity, and a quiet confidence to every project. She holds a B.A. from Barnard College, Columbia University.
