Troy Prep
New schools face lender and market skepticism whether standalone or part of a network. When Troy Prep needed to secure financing to move their K-8 system from an incubator space to a permanent facility, the PSwrx team tapped into long-standing relationships—and built new ones—to scaffold a system of financing to address Troy's immediate needs and seamlessly transition to medium- and long-term solutions.
The result: Financing structured to be affordable at each growth stage, +$1 in million of project subsidies secured, and Troy Prep’s growth scaled from 100 students to 700 students.

Bronx Arts had been operating in its facility for many years—unsure about whether to stay or move, and deferring repairs in the meantime. Uncertainty led to staff managing a leaky roof by collecting water in tin pans. PSwrx analyzed facility options with hard numbers, helped leaders and the board understand decision levers, then built a sequenced repair plan. Despite aggressive timelines, the team assembled contractors to replace the roof, upgrade lighting, and replace skylights. The result: doors re-opened on schedule and students were amazed: “This feels like a new building!”

Educational Alliance
For several years the Educational Alliance tried to access funding for a new facility, but no one could solve the puzzle of aligning grant terms to ownership structures and operating realities. Multiple advisors had tried and failed. While engaged for other work, the PSwrx team saw the stalled opportunity, convened the necessary parties, and engineered a solution that met everyone’s needs.
The result: $2 million of grant funds unlocked and a budget gap closed.

North Star Academy
North Star Academy was one small middle school with plans to scale to 10 schools, but suitable funding and properties in the neighborhoods they wanted to serve were nearly impossible to find. After a year-long search with traditional brokers yielded nothing, PSwrx team members did something unheard of in the charter sector—they pulled zoning and ownership information from property records and started knocking on doors.
The result: Off-market properties transformed into 6 school facilities serving 2,000 students.

DREAM Charter School was navigating a complex web of vendor relationships and building management issues. Through the PSwrx Developer-in-Residence program, one DREAM leader learned how to analyze specific contracts, assess maintenance issues, manage vendors, and create systems. Journey
Journey Community Schools was in a growth period, managing multiple facilities challenges: occupied buildings in need of repair, expansion projects, and new construction. What started as an exploratory conversation shifted when Journey couldn't secure permits to open a planned campus—forcing them to tell families the school wouldn't open that year. In that moment of crisis, they requested urgent, hands-on partnership. PSwrx expanded from advisory support to serve as Journey's fractional real estate and facilities team across their full portfolio: modular projects, middle school development, building audits and 5-year capital planning.

NACA Inspired Schools Network
NACA Inspired Schools Network supports Indigenous community leaders across the Southwest and beyond to develop schools that integrate rigorous academics with cultural identity and community investment. As the network expanded to serve multiple schools and communities, leaders were seeking improved systems and visibility to make confident decisions and handle compliance. PSwrx embedded as their fractional VP of Finance, building rolling cash flow forecasts and leadership dashboards, and leading compliance work including audit and 990 completion.
The result: Clear financial systems enabled better strategic planning. The organization could now manage growth and compliance without stress.

KIPP NYC
KIPP NYC wanted to add 6 six schools to their network: two elementary, three middle, and one high school. The PSwrx team became KIPP NYC’s real estate division, delivering five facilities on-time and on-or-under-budget—including ground-up construction for two K-8 facilities and one high school, lease and renovation of a former religious school, and the lease and interior fit-out of a temporary space for 1,100 students while construction of other facilities was underway. The team handled the process end-to-end: site search, acquisition and lease negotiations, securing $640M across six financings, development oversight, and building KIPP NYC’s internal management capacity.
The result: Five facilities serving 3,200 students and 400K square feet of owned real estate at a fraction of the cost of leasing.
